How Long Does An Airbnb Guest Stay?

Recently we received an email from a host who had just started up and they asked us what is the average length of stay of a guest. Hmmm, this is something we didn’t know off the top of our heads, but thought it would be a great exercise to find out. We could then answer the question put to us and this would be useful information for ourselves and we can share with our readers. Plus I get to spend some time playing with charts….. oh the joys!…..

We also decided to take a look at the divide between the types of guest we have from the single traveler up to the large group.

We’re lucky in that we host both in our home and also in a separate apartment so we can get figures from both sides of the fence.

We firstly looked at our double room and we were intrigued to see the results. Just from memory we thought that couples overall would usually stay longer than families and single travelers who come to our apartment… WRONG!

Here are the results for our Double room in our home..

Here are the results for our Apartment..

From this we can see that families stay longer both in our home and our other apartment. They usually  pay a higher rate as from experience there are usually more than four people when families stay. So if we  had two enquiries in, one for a group and one for a family, there is higher chance that the family will yield us a better return.

This is our data living in a busy city centre, so it would be varied depending on your location. But we’re glad we did this little exercise, and it’s now got us thinking on what percentage of people come from where in the world to stay with us… But thats another day of numbers, statics and charts.

If you are interested in looking at your own numbers and putting together something similar to the above then head over to this site, Building Graphs. Yes I know, its in the kids zone, but thats what keeps it simple.

Thanks for reading,

Phil

Nice graphs! I would be interested to know what is the ideal length of stay for hosts. Like that article that was on CNNgo about Airbnb, people who stay a couple of weeks to a month, expect bigger discounts. So unless you have trouble getting guests all of time, you will be losing money on longer stay guests. We also offer a range of tours and we have found people who stay longer are more independent and tend to book things themselves.

Congratulation for your page “ourbnb.com”. You provide a lot of usefull informations. Definatly I’m going to subscribe for your forum when launched.

we want to confirm your statistics for “average length of stay”, it’s 3 to 5 nights (without putting “minimum-stay”-limit in our listing). We learned by time that asian tourists (mostly Indians) stay longer and travel more slow than US/Canada-tourists.

Also congratulations for your amazing listings: 76 ful-stared-guest reviews in 14 month with 3 listing, great job and definatly a “Superhost” (we applies, but still pending)!

    Best regards from Grafenried, Switzerland

      Hi Stephen,

Thanks for your kind comments on the site. We’re so pleased that hosts like you are getting benefit form it.

On our statistics: We only have a 2 minimum stay for the apartment. Most bookings before we started the minimum stays where over 3 days any way. Very rarely do we have one night stays at our home either.

Thanks for the kind comments on our listing and our Super Host status. We’re very proud.

I haven’t broken down my bookings by number of guests, but I keep a close eye on lengths and such. I track them by “average past booking” and “average future booking,” which shows the impact of short, last-minute bookings.

My average “future booking” is currently 4.11 days, and “past booking” is 3.22 days. Those fluctuate a little, but not by much. I have no “minimum stay”.

Wow, past and future bookings. Looks like I’ll have to get a few more charts on the go 😉
